Some time back we had brought to your attention the changes that were taking place in South West Chennai and while most will agree that some of those developments were massive or rather let us say, ‘windfall change agents’ for the area, expected to generate immediate returns, some others were ‘modest and equitable’ transformations, changes that would have reaped benefits to investors over a longer investment horizon.

Nevertheless, as the case may have been, our aim of presenting these updates to you has always been twofold, one- to keep you abreast of the latest happenings this side of Chennai (South West) and two, to present you the timely opportunity of making smart financial decisions that may, in all likelihood, turn out to be the most astute decisions in your financial portfolio.

At a quick glance

As investor attention reorders from time to time, it is commonly observed that potential investors gravitate towards areas that promise substantial returns by offering a mixed bag of commercial/ industrial growth coupled with strong residential inventory push and a sturdy infrastructure to back it all up. Inclusive expansion that is backed by the growth focusing on purely one industry exclusively is a trend that has now seen its day.

In tune with this change, city centric areas (the traditional hot favourites) have now made way for localities that are fringe city limits areas. These are the ones clocking in the most development in recent times.

– Backed up with solid industrial enhancement and a sturdy infrastructure, Manapakkam and Poonamallee among other areas have seen significant price increments as they are located close to the Oragadam, Sriperumbudur and Guindy IT/ industrial hubs.

– Oragadam, prominent for its automobile companies industrial base, proximity to SEZ (special economic zone) namely the SIPCOT Industrial Park, IT corporations, Telecom and Electronic manufacturing companies besides a host of many other small-to-medium multilayered organisations, is usually touted as the pillar behind the success of South West Chennai.

– The automobile manufacturing belts in Oragadam with companies such as Renault Nissan, Hyundai, Ford, Royal Enfield, Ashok Leyland, Apollo Tyres, Yamaha, TVS Group of Companies among other large corporations, besides the host of electronic MNC’s such as Motorola, Dell, Flextronics, Samsung, Bosch Electrical Drives India Private Limited among other gigantic conglomerates such as Moser Baer, Komatsu, Sanmina & Asian Paints Limited have been major contributory factors leading to the rise of Oragadam’s land area value.

– The creation of rail-auto hubs and aerospace parks to support the growth in Oragadam has been a phenomenal catalyst as the proposed Aerospace Park / Chennai Aero Park, an aerospace industrial park developed by the Tamil Nadu Industrial Development Corporation Limited (Tidco) on an area of around 250 acres , expandable to 700 acres and the establishment of India’s first rail-auto hub in Oragadam, intended to augment the delivery and transport efficiency of the auto manufacturers in Oragadam, Sriperumbudur and Singaperumal Koil, have worked to support the epithets of ‘Chennai’s industrial growth corridor’ and the ‘biggest automobile hub of South Asia’ given to the areas Oragadam and Sriperumbudur.

– The Sriperumbudur industrial belt is regarded as one of the most significant and prosperous industrial zones housing over twenty-two Fortune 500 companies among other large corporations.

Pulling out all the stops

Recent news pertaining to the 162-km Chennai Peripheral Road announced the finalisation of the land agenda, a bit of news that comes in as a further boost for areas coming under Chennai’s peripheral ambit. Starting from Poonjeri going up to to Kattupalli, the Chennai Peripheral Road is aimed to jumpstart connectivity in the fringe areas besides making way for the peripheral localities to come within the metropolitan area purview.

Acting as a decongestant for Chennai city roads and increasing the connectivity between inner and peripheral roads, the Chennai Peripheral Road will include the current roads of Chennai such as the Singaperumal Koil-Sriperumbudur road and Sriperumbudur–Tiruvallur road among other key roads joining up, finally on the way to Kattupalli.

Indeed, the road once fully functional, will serve to pull out all the stops and go on to add a feather in Oragadam and Sriperumbudur’s hat!!
